Pre-Construction

 

Design Support and Value Engineering:

To the degree desired, we participate with the client in the early development and coordination of the project design, including site development. In this stage we provide expertise to analyze the most cost effective construction types, systems, and techniques.

 

Schedule:

A schedule identifying all the long lead items and critical elements of the project including; initial design, plan approval, working drawings, shop drawings, submittals, subcontractor biding, utility coordination, construction phases, and tenant occupation is essential for project success.

 

Estimating:

Preliminary estimates are prepared to inform the client of construction costs to assist with budgeting and financing. Precise final estimates of project costs are prepared after sufficient working drawings are available.

 

Permits and Approvals:

By monitoring and coordinating the efforts of the design entities and the requirements of various government agencies we can facilitate obtaining permits and approvals therefore avoiding delays.

 

Construction

 

Project Management:

Subcontractor and supplier bid analysis is performed in order to identify the best value. Once decided upon, we prepare and administer contracts, purchase orders, and change requests between The Carpenter LLC, the owner and subcontractor/ suppliers. Insurance compliance, coordinating the submittal process for prompt approvals, and assuring communication between all parties involved.

 

Project Supervision:

A qualified superintendent will be assigned to the project with the responsibility to oversee safety, quality control, schedule compliance, daily logs, inspections, as-built drawings and all other site activities.

 

Temporary Facilities:

We will provide and maintain all required temporary facilities a project requires. This includes but is not limited to site office, temporary utilities, trash removal, fencing, and  security if necessary.

 

Schedule/ Meetings:

Consistent on-site monthly progress meetings, project scheduling updates and critical path commitments for all involved in the project.
